Summary:

The Preventative Maintenance Specialist provides excellent customer service to the Campus Community by performing preventative maintenance on Plumbing and HVAC equipment.  This position is responsible for the development and implementation of a preventative maintenance program using the identification and labeling of critical mechanical equipment; that includes task lists with cycles for completion. Using mechanical experience, knowledge and utilizing manufacturer/contractor recommendations for appropriate levels of equipment maintenance.

 

Essential Departmental Duties and Responsibilities:

  • Serves as the primary hands-on preventative maintenance technician on campus.
  • Utilizes maintenance management system to track all critical mechanical equipment.
  • Maintains all equipment records including the addition or deletion of equipment.
  • Implements and maintains a filter replacement program that identifies the location, type, and quantity of all filters on campus as well as the frequency of replacement.
  • Works with department leads to create a preventative maintenance program for Plumbing and HVAC systems and equipment.
  • Uses general safe work practices including proper use of personal protective equipment, the safe handling of trade related chemicals, lock out/tag out and confined space procedures
  • Performs other duties as assigned.

Job Requirements:

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

 

Education and/or Experience:

  • Certificate from college or technical school preferred, or 5 plus years related experience, or equivalent combination of education and experience.
  • Must possess a valid driver’s license.
  • Experience with the following types of equipment/systems preferred: Typical heating and cooling systems, steam and boiler systems, commercial water heaters, domestic hot water systems, food service equipment, standard plumbing fixtures and piping, chilled water distribution, sink and shower drains, sewer drains, condensate drains and roof drains.

 

Knowledge Skills and Abilities:

Skills: 

  • Can read and interpret documents such as blueprints, safety rules, operating and maintenance instructions, building codes, and procedure manuals.
  • Ability to speak effectively to staff, students, and outside contractors.
  • Manages difficult or emotional customer situations; responds promptly to customer needs.
  • Good attention to detail.

Knowledge: 

  • Knowledge of principles and processes for providing customer service. This includes meeting quality standards for services.
  • Knowledge of electronic equipment, and computer hardware and software.
  • Knowledge of machines and tools, including their designs, uses, repair, and maintenance.

Work Environment:

  • While performing the duties of this job, the staff member regularly works near moving mechanical parts and is regularly exposed to airborne particles. 
  • The employee works in all weather conditions and is frequently exposed to vibration.  
  • The individual occasionally works in high, precarious places and is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, extreme cold, extreme heat, and risk of electrical shock.
  • The noise level in the work environment is usually loud.

 

Physical Demands: 

  • While performing the duties of this position, the staff member is regularly required to stand; walk; use hands, handle, or feel objects, tools, or controls; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. 
  • The employee is occasionally required to sit. 
  • The individual must regularly lift and/or move more than 100 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 10 pounds. 
  • Specific vision abilities required by this position include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
